Site Superintendent

Job Summary:
• Applies engineering/construction principles and practices for work on assigned projects.
• Designs cost effective construction solutions to meet project requirements.
• Works directly on the project team to assist Project Manager with project commissioning.

In addition, this role is responsible for projects that have the following criteria:
• Assigned to large Controls, Turnkey or Complex Solutions projects under the direction of a Project Manager II or Project Manager III.
• Works on low risk sections of the project scope; non-complex and or the tasks are generally repetitive in nature.
• Spends the majority of the time in the field at the jobsite and provides daily reporting as directed.

Essential Functions and Responsibilities include the following. Other functions may be assigned.
• Responsible for planning, analyzing and timely completion of assigned activities
• Communicates with customers and their representatives, including building owners, subcontractors, and field support staff. 
• Ensures compliance with internal contracting processes.
• Support the Project Manager in establishing an operations budget for assigned projects by revising the original estimate based on validated project scope.
• Support Project Manager in validating and establishing project installation budgets. 
• Oversees the following: preparation of Trane material and vendor orders; recording the receipt of materials and
• Support the Project manager in preparing the sub-contractor request for quotation’s (RFQ) including: scope statements; plans and milestone dates; specs; bonding requirements; and billing schedule of values.
• Supervises work of project assigned staff, subcontractors and installers.
• Generates technician work orders and prioritize tasks.
• Support Project Manager in change order management by recommending solutions, facilitating quotes and closing orders. 
• Ensures that safety and quality standards are maintained for assigned projects. 
• Maintains customer satisfaction by investigating concerns, implementing corrective action, and communicating with customers or their representative. 
• Establishes a professional relationship with the customer and interfaces constantly to maintain accurate status reports and project reviews. 
• Supports the transition of warranty to the service process. 
• Flexibility to work outside normal work hours/weekends, as required.
• Some travel with occasional overnight stays.

Education and/or Experience:
• Associate's degree or equivalent from two-year College or technical school in engineering or construction management and 2 years related experience; or equivalent combination of education and experience. Working knowledge of Microsoft Office products and engineering drawing tools. Some computer programming experience is required. Familiarity with the concepts of new construction, renovation/retrofit; performance contracting, and service project management.
• Must possess the communication skills and level of literacy, scientific knowledge and mathematical skills commensurate with the completion of High School and/or higher level education. Must have a general knowledge of basic engineering, electricity, mechanical HVAC systems and the building construction industry.  
• Prefer experience and knowledge in using Project Management Tools (CPM, PERT, Gantt Charts); knowledge of Microsoft Office, Primavera Expedition, Microsoft Project Manager or P3/Suretrak and familiarity with financially guaranteed contracts, the operation of energy management systems, HVAC systems, temperature controls, and process control systems.
