Asset Management Analyst

Department: Asset Management 
Reports To: Vice President, Portfolio Management
FLSA Status: Exempt

OVERALL PURPOSE OF POSITION
Individuals in this role are involved in analyzing prospective leases and tracking portfolio metrics as well as all aspects of property and portfolio management and reporting, including budgeting, cash flow projections, quarterly appraisals, and internal valuations. 
  
ESSENTIAL DUTIES & RESPONSIBILITIES 
  •  Interact with senior asset managers, property managers, leasing teams and equity partners, including attending the regular portfolio management review meetings
  • Complete financial analyses of prospective leasing-transactions, maintain ARGUS cash flow projections and coordinate with lease administration team regarding lease documentation
  • Maintain board package content/reporting, including occupancy/leased statistics, leasing results, absorption, portfolio lease activity metrics and reporting such as exposure to expiring lease rollovers
  • Assist in preparing quarterly board package, including occupancy/leased statistics, absorption, portfolio lease activity and exposure to expiring lease rollovers 
  • Review of property level budgets and ongoing analysis of performance compared to budget. 
  • Prepare periodic property level cash flow forecasts and annual asset strategy reviews (including IRR/ NPV hold period analyses)
  • Extensive involvement in the quarterly appraisal process for the company’s assets
  • Assist in the due diligence process for potential acquisitions and dispositions
  • Understand joint venture documents to ensure conformance with joint venture reporting and approval requirements. Assist in quarterly partner distribution process and generation of joint venture waterfall analyses
  • Calculate and submit lease commission invoices for payment
  • Collaborate face to face with internal departments and coordinate between assigned assets’ property teams
  
ESSENTIAL KNOWLEDGE & SKILLS
  • Exceptional written and verbal communication skills. Basic presentation skills (and a strong aptitude for development in this area) will be critical to advancement
  • Organizational skills, with an emphasis on the ability to manage multiple tasks and projects simultaneously
  • Strong computer skills, including fluid knowledge of ARGUS and Excel
  • Ability to work with others as a team member to accomplish projects 
  • Ability to meet various deadlines
  • Ability to work within set standards and procedures, receive guidance, supervision, follow work rules and safety and security practices
  • Demonstrate high levels of creativity and energy
  
EDUCATION & EXPERIENCE
  • Bachelor’s Degree required
  • Strong financial background, preferably with 2+ years of experience in commercial asset management and/or acquisitions of institutional quality office buildings, with experience in property operations, lease documentation, underwriting, due diligence, financial management and reporting
