Portfolio Manager - Real Estate

 Real Estate is an important component of the APFC’s Portfolio. The Alaska Permanent Fund Corporation has partial or complete ownership of residential, retail, industrial, office buildings and other real estate assets in the United States and abroad.

 As a key member of the Real Estate department, the Portfolio Manager has a unique opportunity to play a frontline role within the growing and dynamic global real estate investment portfolio.

 Principal Responsibilities:

 Work with the Director to assure the success of the real estate program and in developing investment strategies

  • Screen new investment opportunities and provide recommendations supported by written/graphic analysis, cash flow models and stress tests
  • Complete market and economic research, as necessary
  • Perform regular and comprehensive due diligence; monitor, document and analyze investments
  • With legal counsel, monitor manager adherence to contracts, investment policies and all relevant legal matters and negotiate terms of various legal agreements
  • Assist in the management of joint venture assets and partner relationships
  • Recommend improvements to APFC real estate oversight to build efficiencies and effectiveness of overall program and assist other real estate staff in prioritizing tasks, projects
  • Assist in the evaluation of external manager recommendations of operating plans, budgets and multi-year capital programs
  • Evaluate direct investments annually by working with external managers to perform property ranking and hold/sell analyses

 Required Qualifications:

 Minimum of 5+ years of relevant experience with institutional quality real estate portfolio and/or asset management

  • Bachelor’s degree in business or a related quantitative field. (Advanced degrees, CPA, CFA, MA/MS preferred)
  • Demonstrated knowledge of real estate investment strategies and markets, as well as a familiarity with institutional managers
  • Familiarity with real estate law concepts including purchase and sale contracts, lease contracts, mortgages, appraisals, development contracts and joint venture agreements
  • Excellent quantitative, research and analytical skills and critical thinking ability
  •  Strong written and verbal communication skills with the ability to succinctly present materials. Technical writing and presentation skills required.
  • Skills in negotiation, structuring and documenting complex partnership agreements
