Pathway to Tomorrow—a mission-driven nonprofit dedicated to advancing housing security, environmental sustainability, and equitable access to water—is seeking a Real Estate Development & Acquisitions Intern to join our dynamic team.
This is a unique opportunity to gain hands-on experience at the forefront of community-focused real estate development. Interns will be embedded in the full development lifecycle—from early-stage site selection and feasibility analysis to financing, construction, and community engagement.
What You’ll Do:
As an intern, you will collaborate with experienced professionals, external partners, and community stakeholders to support projects that make a lasting impact. Your key responsibilities will include:
Site Acquisition & Development Strategy:
- Identify and evaluate potential development sites in collaboration with brokers, landowners, and city agencies.
- Analyze zoning codes and emerging housing legislation to assess feasibility and determine the highest and best use for each site.
- Prepare pro forma financial models, deal presentations, and project pitch decks.
Project Management & Deal Execution:
- Assist with live projects including construction draws, project schedules, and developer due diligence.
- Support the preparation of financing applications, lender term sheets, escrow closings, and investor presentations.
- Review legal agreements and participate in meetings with city agencies, architects, investors, and consultants—capturing insights and key takeaways.
Research & Policy Analysis:
- Conduct in-depth research on housing needs, community development policy, organizational strategy, and financing structures.
- Interpret zoning codes, regulations, and administrative policies affecting affordable and mixed-use development.
Communications & Stakeholder Engagement:
- Prepare community-facing materials, presentations, and marketing collateral.
- Assist with the planning and execution of community meetings and stakeholder engagement efforts.
- Act as a liaison with external developer partners, local organizations, and public agencies.
What We’re Looking For:
- A strong interest in real estate development, community planning, affordable housing, or urban policy.
- Coursework or experience in urban planning, finance, real estate, public policy, architecture, or a related field.
- Comfort working with spreadsheets, financial modeling, or data analysis tools (Excel proficiency a plus).
- Clear, concise writing and communication skills—especially in presentation and reporting formats.
- Strong organizational skills with the ability to manage multiple tasks and deadlines.
- A collaborative mindset and commitment to equitable, sustainable development practices.
